Plans are still in the works for an affordable housing project at 1820 Rumrill Blvd., although since the project’s initial approval in 2023, the number of units planned for the site have reduced from 45 to 40.

Empty since the demolition of a gas station at the site in 1978, the development site also includes plans for about 1,470 square feet of ground‑floor community or amenity space.

The housing mix consists of 17 studios of 366 square feet, 11 two‑bedroom units at 745 square feet, and 12 three‑bedroom units at 1,105 square feet.

All units are designated affordable for households earning up to 60 percent of the Area Median Income.

Parking provisions include nine tuck‑under garage spots and eight surface spaces in the rear.

The building rises to 49-feet, 9.5 inches over four stories, with landscaped setbacks along the front façade. 

The project’s design won Planning Commission approval in 2023. More recently, extensions have been requested to finalize funding for the project, including Mulitfamily Housing Program grants and tax credits.

The city says the housing project will contribute meaningfully toward the San Pablo’s Regional Housing Needs Allocation, which requires 746 new units by 2031.
