City Ventures announced it has partnered with the City of Richmond to designate five residences within Cherry Blossom Row as Below Market Rate (BMR) homes.

Located at 5321 Dalai Lama Ave in Richmond’s Annex neighborhood, Cherry Blossom Row is an all-electric, solar-powered townhome community.

The BMR homes are priced at $555,150, below the median sale price of $700,000 for homes in Richmond as of June 2025, according to City Ventures. The homes offer 1,318 square feet of living space, including three bedrooms, three baths, and two-car garages.

“Cherry Blossom Row is one of our most exciting new developments to date—its prime location makes it a top choice for many buyers looking to set roots in the East Bay area,” said Natasha Zabaneh, president of City Ventures. “We’re especially thrilled to offer this unique Below Market Rate opportunity for qualified first-time buyers.”

Each home is equipped with energy-efficient, stainless-steel appliances, kitchen islands, outdoor decks, primary suites with dual walk-in closets, and en-suite baths in secondary bedrooms. Standard features include all-electric construction, owned solar panels, smart thermostats, Ring doorbells, keyless entry, and soft-close drawers and cabinets.

Community amenities encompass outdoor dining and lounge areas, a play structure, and a community garden.

Richmond’s housing market remains competitive, with homes receiving an average of three offers and selling in approximately 26 days, according to City Ventures.
