Hilltop Plaza has a new owner who plans to bring new tenants to the Richmond shopping center located just west of Hilltop Mall and east of I-80.

Primestor, a Los Angeles-based minority-owned real estate development and investment firm, acquired Hilltop Plaza at 3190-4251 Klose Way for $36.5 million.

The 59-acre property is currently 88 percent occupied, with current tenants including Ross Dress for Less, City Sports Club, DD’s Discount, and Century Theatres.

Primestor says Hilltop Plaza “matches our criteria and goals for redeveloping centers tailored to the communities they serve. This is a great property with which to expand our portfolio.”

“The project is characterized by high barriers to entry, a rapidly expanding minority population, adjacency to regional transportation infrastructure, and a location within a re-envisioned specific plan,” said Lonnie Vidaurri, the firm’s CIO.

The firm added that it is actively negotiating with several prospective tenants to Hilltop Plaza. Those prospective tenants were not identified.
