The San Pablo Planning Commission recently approved a four-tenant retail project that will be constructed on a pair of long-vacant parcels at the corner of San Pablo Avenue and Rumrill Boulevard.
Located at 14535 and 14555 San Pablo Avenues, the project features a single-story, 5,158-square-foot retail building divided into four tenant suites. The modern structure will rise 25 feet, 6 inches in height and include a surface parking lot with 17 spaces, perimeter landscaping, and a public art installation opportunity anchoring the corner site.
The project is planned by Tu x Tu Investments, LLC, owners of the neighboring 98 Bargain Center.
Previously, the lots were home to a coin-operated car wash (demolished in 2009) and an undeveloped parcel with no active permits.
Planning commissioners expressed hope that the building can attract tenants in an area that consists of other long-vacant properties. Property owner Tommy Tu, who grew up in San Pablo, expressed confidence in tenant interest, saying his team is already talking wiith potential tenants. San Pablo Economic Development Corporation (San Pablo EDC) is also coordinating nearby tenancy opportunities.
